Can I and Should I sell in this Market?
In this crazy real estate market right now many people wonder if selling now is just plain bad advice. But there are people selling and there are buyers buying. The key is to discover what is making people buy right now.
There are four things to remember when selling your home.
- Set your home apart from others in your price range and neighborhood.
There are several ways to do this and you must do each one to be able to sell in this buyer's market. Be sure your home has curb appeal and that you don't loose them in the drive by. Many buyers and agents for that matter will drive by a home before showing it and if the outside does not appeal to them, they simply won't go any further. Keep your lawn mowed, leaves raked, yard edge trimmed and bark freshened. Make sure to keep fresh flowers out and change them up for the season. You can usually find colorful flowers just about any time of the year.
Make sure the house is either painted or the trim touched up and there is nothing that would suggest to a buyer there is unfinished work to be done. Keep moss off the roof, replace the roof if necessary and keep all toys and equipment away from view. Imagine the photography of Better Homes and Gardens were photographing your home... EVERY DAY.
- Keep the inside model home ready at a moment's notice.
This may seem impossible especially if you have children, but if you keep to a routine, the house should be able to become presentable in less than an hour. Be sure to vacuum, sweep and mop floors, clear away any clutter, keep house plants trimmed and watered, kitchens and bathrooms spotless and all beds perfectly made. Remember, this is not forever, but selling in a tough market demands some high prices. It will pay off when you get that offer.
- Price it right from the beginning.
In a seller's market, you could price your home high and then come down in incriments when it didn't sell right away, but in this market, you could miss a lot of buyers right off the bat by pricing it too high. Look around your neighborhood. Are you highest priced home? What are other's offering that you are not for their price. Whatever your closest competition is, lower it by 5% right away. This will automatically make your home more appealing and let people think they are getting a great deal when the house down the street prices for 10 grand more.
- Use a Montana real estate agent!
Ok, of course I am going to say that... I want your business. But in this market, you cannot afford to not use an agent. For sale by owner homes are just not selling unless you are giving them away at 50-100K less than market value (which is already low enough). Having an agent represent you, takes the stress off of dealing with buyers, contracts and inspectors and keeps you focused on keeping your house in tip top shape. An agent will market your home not only on the local MLS which is something FSBO's cannot do, but also through word of mouth with hundreds of other agents, real estate magazines, and internet sites designated for agents only. By taking these four steps, you can be certain your home will sell. It is a tough market, but with the right tools and the right attitude to keep on top of it through the process, you can soon relax in your new home and be out from your old one.
